Bay Lookout Refurbishment — Progress Update

Dear Members,

I’m writing with a progress update on what is often referred to as “Loo with a view” refurbishment, including an issue that required us to widen the scope of the works to protect the long-term integrity of the building.

What we found
Once the existing wall and floor linings were removed, it became apparent that the age of the building had allowed water to penetrate the exterior wall over time. To remediate this properly we have removed the dirt mound abutting the exterior wall so the wall itself can be cleaned, prepared and re-waterproofed from the outside.
The timing is fortunate — the leak was identified before the new floor and new internal wall linings were installed. Catching it now means the new finishes will go down onto a properly waterproofed substrate, rather than over an unresolved water-ingress issue that would have surfaced months or years from now.

Where the works are at
Internal wall linings have been progressively installed, with waterproof membrane applied to the lower walls and floor perimeter (visible as the purple lining in the recent site photos). The exterior wall waterproofing is being completed concurrently with the dirt mound removed. The floor has been prepared and is one stage of preparation away from being ready for the new floor finish to be laid. Once the next floor-prep stage is complete, the new floor goes down, followed by wall finishes, fixtures, plumbing connections and final fit-out.

What this means for completion
The additional waterproofing work has added a small amount of time to the original program. We are working closely with the contractors to keep the impact as tight as possible while doing the job properly. I’ll provide a further update when the floor has been laid and we can give Members a firmer view on the return-to-service date.
